Summary

 

         The plan has a main goal to stimulate an experience of medieval city with narrow sinuous streets. It recalls the authentic look of a historic city, while creating retail corridors and pockets for restaurants and cafes. The density of the project reflects the currently increasing FAR demands. At the same time, the design has a goal to create feel of a lower scale urban environment.

      The design follows the framework created in the research. All decisions are based on the historic precedent Nesebar. The use of materials, use of architecutral language and logic in shaping the buildings, streets, plazas follow main principles derived from the ancient architecture.

  

 

 

 

 

 

 

      Buildings self-shade on south and step back on north, defining shaded northern balconies which stay cooler in the summer. The colors of the buildings are brighter towards the south, reflecting sunlight - mitigating solar impact in the summer.

 

    

 

 

 

 

 

 

 

 

 

     The two main retail streets cut east-west & north-south through the site and meet at the main plaza. Several small  gardens along the main streets and around the plazas serve as  seating areas of the adjacent restaurants and cafes.

 

 

 

 

 

 

 

 

 

     The main plaza serves as an event space which turns into a market in the summer, stage for fest- ivals in the fall and spring, and an ice rink in the winter. The main goal is to attract more people throughout the year and activate the place.

 

 

 

 

 

 

     Shifting of the floor plates creates spectacular views towards the sea, a  connection  that enhanses the sense of place, while keeping distance from the sand dunes and preserved areas.
