Introduction

 

      A shift in economies, rapid urbanization, and increased travel demand, created a chain of negative effects on the tourism industry. Some tourist destinations started to lose their character while others were in danger of having their identity wiped out.  Uncontrolled growth and lack of awareness endangered these socially, economically, and environmentally. Preserving the identity and uniqueness of a place, is very critical to its future growth because tourist economies are dependent upon the preservation of their locations distinctive character. Natural and historic heritage are two of the main driving forces that attract visitors to a given tourist destination; However, both of these are the most vulnerable elements in new property development. If not preserved, the tourist destination would most likely lose its function or identity. People are willing to travel and spend their money, visiting unique historic and natural sites, as long as they enrich their cultural experience. If a tourist resort does not preserve its uniqueness, it will eventually deteriorate. Tourists are not inclined to spend much money in a resort that has similar characteristics in comparison to others in the region. Therefore, preserving and reviving the natural and historic attributes at given tourist destination is a premise for a more sustainable development.

The site

The Frame work

 

    Studying the three main settlements: Sunny Beach, New Nessebar & Old Nessebar, I created a frame work at different scales - street grid, street blocks, street sections, buildings, architectural details. This process hepled defining the new architecture and served as a guideline in the design process.

     The design first started with a small scale master planning.  At planning level were defined the main streets, main retail corridors, places for restaurants, plazas, density, building height, parking, main entrances, different edge conditions, etc.

     The next step was to work out different elements in more detail (Plazas, main streets, street sections at different locations).

        After that, It was important to mass out the site in a way that increases the density, but preserves the feel of a smaller scale development.

Thesis Statement

 

      In this thesis I am going to study the unique characteristics of destinations because I want to understand how new development could stimulate sustainable growth. I will provide a model for tourist development at Black Sea, Bulgaria as an example of how a new development could marry with and enhance the existing historic and environmental characteristics of a place.
